To ensure that everyone can fully enjoy their stay, please take a moment to read the following house rules at Via Agrippa. They are intended to preserve the property, its surroundings and the peace and comfort of all guests.
Conditions of stay
Via Agrippa accommodates up to 4 guests. The minimum stay is 2 nights. Check-in and check-out times stated at the time of booking must be respected to allow the property to be prepared in the best possible conditions.
Respect for the property
Via Agrippa is an old house that has been carefully restored. Please treat it as you would your own home and respect the furniture, equipment and spaces provided for your use. Any damage or deterioration must be reported to the owner as soon as possible.
Peace and consideration for neighbours
Via Agrippa is a place dedicated to rest and relaxation. To preserve the peace and quiet of the neighbourhood, please avoid excessive noise, particularly in the evening and at night. Parties, gatherings and events not included in the booking are not permitted.
Use of the spa
The spa is a relaxation area and must be used with care and in accordance with the instructions provided. Children must remain under the constant supervision and responsibility of their parents or another responsible adult whenever they are near or using the spa. The spa cover is fitted with four safety fasteners designed to restrict access by children. After each use, the cover must be closed and all four fasteners securely locked. These safety devices are not a substitute for adult supervision.
For safety reasons, glasses, bottles and any other glass objects are strictly prohibited in the spa and its immediate surroundings. Plastic glasses and flutes are provided for your use.
Guests and visitors
The number of guests staying at Via Agrippa must not exceed the maximum capacity of 4 people and must correspond to the number declared at the time of booking. Any additional person wishing to stay at the property requires the owner’s prior approval. Occasional visitors remain under the responsibility of the guests who made the booking and must comply with these house rules.
Smoking and vaping
Smoking and vaping are strictly prohibited inside Via Agrippa. Guests may smoke or vape in the outdoor areas, provided they use the ashtrays supplied and do not leave any cigarette butts in the garden or around the house.
Pets
Pets are welcome at Via Agrippa, provided they are declared at the time of booking. They remain under their owners’ responsibility and must not cause any nuisance or damage. To ensure everyone’s comfort, pets are not allowed on beds or sofas, or in the spa. Their waste must be collected from outdoor areas and the premises left clean at the end of the stay.
Use of the wood-burning stove

The wood-burning stove must be used with care and in accordance with the safety instructions. Particular vigilance is required when children are present due to the risk of burns from hot surfaces. Children must never be left unsupervised near the stove.
When using the stove, please ensure that there is sufficient draught and ventilation. The air vent must be opened in accordance with the operating instructions, particularly when lighting and opening the stove, to ensure that smoke is properly evacuated and to prevent any risk related to carbon monoxide. Never obstruct air inlets or outlets, and do not leave any flammable objects in the immediate vicinity of the stove.
Safety and equipment
For your safety and to ensure the proper operation of the equipment, please follow the instructions provided in the house. A welcome guide contains all the practical information you need to use the various facilities and equipment at Via Agrippa. If you have any questions or experience any problems, please do not attempt to repair or adjust the installations yourself; contact the owner instead.
Departure and leaving the property
When leaving, Via Agrippa must be left in a condition of cleanliness comparable to that in which it was found upon arrival. Used dishes must be washed and put away, waste placed in the appropriate bins, and all equipment left clean and in normal working condition. Any damage or problem noticed during the stay must be reported to the owner before departure.
Children’s safety
Via Agrippa is an old house whose layout includes two staircases, one of which is a spiral staircase. These areas require particular vigilance when young children are present. Children must remain under the constant supervision and responsibility of their parents or the adults accompanying them, particularly when using the stairs and when near the spa. Accompanying adults are responsible for ensuring that children do not access potentially hazardous areas on their own.
Electric bikes
Two electric bikes are available for guests to use. Each user is responsible for ensuring, before setting off, that they are able to use the bikes safely and comply with the rules of the road. Wearing a helmet is strongly recommended, and the safety equipment provided must be used.
When out and about, the bikes must not be left unattended or unsecured and must be properly locked using the anti-theft devices provided. Any fault or damage must be reported to the owner. If a bike is not functioning properly, it must not be used.
Cancellation and refunds
All cancellation requests must be submitted to Via Agrippa in writing.
More than 30 days before the scheduled arrival date: full refund of the cost of the stay.
From 30 to 8 days before the scheduled arrival date: refund of 50% of the cost of the stay.
From 7 days before the scheduled arrival date: no refund.
In the event of a no-show or early departure at the guest’s initiative, no refund will be granted.
In the event of circumstances constituting force majeure, the situation will be considered in accordance with the applicable legal provisions.
Cancellation by Via Agrippa: if Via Agrippa is unable to provide the booked stay, all amounts paid by the guest will be refunded in full, without prejudice to any applicable legal provisions.
